Patrimonium Swiss Real Estate Fund: stable result in a difficult context

Patrimonium Swiss Real Estate Fund (PSREF) closed the 2023/24 financial year with a net result of CHF 18,397,744, close to that of the previous year. A dividend of CHF 3.70 will be distributed on June 18, 2024. The fund, focused on urban residential buildings, shows a certain stability despite unfavorable conditions.

The value of the fund's properties reached CHF 1,209 million, up 2.83%. Rents collected increased by 6.2%, and the vacancy rate decreased by 3.2%. However, the average cost of debt increased to 1.92%, thereby increasing mortgage costs.

Finally, the energy transition remains a challenge. The fund reduced its CO2 emissions by 26% and the heat expenditure index by 3%. With investment opportunities and an expected drop in interest rates, the future looks bright.
