HAMBORNER REIT AG Maintains Planned Development in Q2 2025
HAMBORNER REIT AG reported a business performance aligned with expectations in the second quarter of 2025, amidst ongoing macroeconomic challenges. The company's rental and lease income dipped by 2.1% to €45.7 million, primarily due to recent property sales. Funds from operations (FFO) decreased by 12.1% to €24.9 million, with FFO per share declining to €0.31 from €0.35 last year.
The REIT remains financially stable, with an equity ratio of 55.0% and a Loan-to-Value (LTV) ratio rising slightly to 44.3% post-dividend. The net asset value per share decreased to €9.51, reflecting property disposals and revaluations. The fair value of HAMBORNER's portfolio fell by €34.7 million to €1.406 billion.
Despite current financial pressures, the company has elevated its revenue forecast, projecting rental income between €89.5 million and €90.5 million for 2025. The optimism stems partly from unexecuted property disposals and new rental agreements. HAMBORNER anticipates FFO between €44.0 million and €46.0 million despite higher expected costs.
