Forum Real Estate Income and Impact Fund Reports Q2 2024 Results
The Forum Real Estate Income and Impact Fund (REIIF) has posted a time-weighted return of 7.46% year-to-date for Series F investors, including monthly distributions equivalent to a 4.2% annual yield. Over the past 12 months, REIIF has achieved a return of 15.45%.
Elevated demand for Purpose-Built Student Accommodation (PBSA) continues to drive rental growth in Canada. The fund's recent acquisitions include a newly built PBSA asset in Oshawa, Ontario, and a furnished rental community in Ottawa. These bolster the fund's portfolio to 14 properties with over $650M in Gross Asset Value.
REIIF maintains a 42.8% net debt to net assets ratio, with $60M liquidity. CMHC-insured fixed-rate mortgages cover 92.1% of total indebtedness, aiming for 100% by Q3. The fund also distributed dividends, reflecting varying annual yields based on the unit series.
